Mt. Baker Luxury Rentals Policies
Booking Policies
1. Guests need to sign a rental agreement and make a deposit equal to one night's stay at vacation property to secure a reservation. The total amount including taxes and fees will be due 15 days prior to arrival date.
2. Renters are required to give a valid credit card # as a damage deposit for any infractions discussed in the rental agreement.
3. The guest/cardholder is responsible for giving the accurate number of guests that will be staying in the home. And the guest/cardholder is responsible for staying within the vacation homes maximum capacities. (This is strictly enforced and punishable by an early eviction without refund).
4. The guest(s)/Cardholder(s) must be a minimum of 23 years old.
5. Manage reserves the right to cancel any reservation; which would result in a full refund tot he guest/cardholder.
6. There is a two-night minimum stay, with a three-night minimum on holiday bookings.
7. Reservations booked December 15th through January 2nd must be paid in full by December 1st. No cancellation monies will be refunded after December 1st unless the property is re-rented.
8. One night stays are available if a vacation property has no reservations four days prior to the sought after date. One-night rentals are subject to a $100.00 additional charge, and can only be booked over the phone.
9. Pets are allowed with a maximum of two pets per night per booking, and must be reported to management at the time of booking. There is a $10 fee per pet per night that the guest/cardholder is responsible for.
10. Failing to disclose the accompaniment of pets will result in a fee totaling the amount of one nights stay.
Rate Policy
1. Rates and fees are all quoted in U.S funds. A WA State sales tax of 8.4% in addition to a WA State Lodging tax of 2%will be collected with the total amount due.
2. There is a two night minimum rate on all regular bookings. And a three night minimum rate on all holiday bookings and bookings made in July and August.
3. One-night rentals can be made by phone at a rate disclosed by management.
4. Rates are subject to change at any time without notice. However the rate of a booked reservation will always be honored.
Cancellation Policy
1. Cancellations must be made before 3 weeks (21 days) prior to the scheduled booking for the deposit to be refunded, minus a 50.00-processing fee. Any cancellations made after 15 day's prior to the scheduled booking is non refundable forfeiting the total amount owed, unless the property can be re-rented; in which case the full amount would be refunded minus a $50.00 cancellation fee.
Pet Policy
1. There is a maximum capacity of 2pets per night per booking There is a fee of $10 per pet per night Pets are at all times to be the responsibility of the guests/ cardholders. Absolutely all damages and any extra cleaning needed due to having pets on the vacation property will be charged the guests/cardholders credit card.
2. Pets are not to be left unattended anywhere on the vacation rental property.
3. Pets are not permitted to be on any furnishings, or to be in any bedrooms. Extra cleaning fees of $40 per hour will be charged to the cardholder if they do not comply.
4. It is the responsibility to the guests/cardholders the pick up and clean absolutely all of the solid waste left by the pets.
5. All guests must comply with these policies regarding pets as well as the snowline community policies and regulations regarding pets.
Arrival/Departure Policies
1. CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 11 A.M. SHARP.
NO early check-ins. Guests will receive a rental package with one gate access card and house keys as well as any special instructions. Before check-out, the guests/cardholder(s) are responsible to complete the attached list of housekeeping measures.
Any vacation property left unduly cleaned will result in a $40.00 per hour cleaning charge with a one-hour minimum service charge.
SEE ATTACHED LIST OF HOUSKEEPING MEASURES!
1. Start a load of laundry.
2. Strip all beds of sheets and pillowcases and place them in front of the washing machine with other used towels and linens.
3. All dirty dishes must be rinsed and placed in dishwasher, and the dishwasher must be started. Clean dishes must be put in the location in which they were found.
4. Make sure the hot tub cover cable is locked and secure.
5. All doors and windows need to be closed and locked.
6. Unplug toasters, coffee makers, can openers, blenders.
7. Turn off all inside lights.
8. Reset the thermostat to 55 degrees to instructed temperature found on label above thermostat.
9. LOCK MAIN ENTRY AND EXIT DOOR AND PLACE YOUR GATE ACCESS CARD AND HOUSE KEYS IN THE DROP BOX.

Recreational Equipment Policies
1. Skis, snowboards, sleds or other related recreational equipment are the responsibility of the guests/cardholders. We recommend using the basement with its concrete floors to store your equipment as it is ideal for storage of these items and has the least potential for damage.
2. Damages caused by equipment will incur charges for repair or re-placement of vacation rental structures or furnishings to guests'/cardholders' credit card. Such damages could be in the form of scratches/dents in floors or walls, water damage upon floors or furnishings, etc.
